5 Inexpensive Steps to a Rapid Home Sale

Many sellers ask the same questions: what can I do to sell my home quickly? Before committing to costly updates and renovations, consider this: major improvements may not be recouped when the home is sold.  Sometimes, a few simple changes can make the biggest impact.

  1. Paint: Paint all rooms, or at least the high-traffic rooms such as the entryway, kitchen and living room. Painting is one of the least expensive ways to spruce up your home, especially if you can do it yourself.  Keep the colors neutral and light – your home will look fresh and clean.
  2. Exterior: The first impressions prospective buyers will have of your home is the exterior. Assess the outside of your home for any needed repairs – a loose step, a run-down front door, or overgrown landscaping. Make repairs and changes as needed.
  3. Bathrooms: These rooms can be a problem area for buyers if they are not in good shape. Rather than expensive renovations, make minor changes: install new fixtures, caulk the tub and re-grout the tile.  Investing in a new vanity can make a big impact without breaking the bank.
  4. Kitchen: Without spending tens of thousands of dollars on a remodel, focus on a few relatively inexpensive updates: replace cabinet hardware in a modern finish and style. Replace fixtures, such as the faucet and lighting. Focus on making repairs such as eliminating burn marks from the countertops and tightening a leaky faucet.
  5. Clean, Clean, Clean: We cannot say this enough! Even if you have spent major money remodeling your home, a messy appearance can turn off the prospective buyer. De-cluttering and de-personalizing (removing family photos, mementos, etc.) doesn’t cost a dime and can make a huge impact.

The seller’s goal is to make the buyer feel like they could move into the home without spending time and money making it comfortable and pleasing. By making a few simple improvements you can enhance your chances of a quick sale.
