In Panama City Beach a high percentage of condo buyers live out of state. Most come to town having viewed properties on-line and have spoken with a Realtor to line up showings. They come, they look and they buy. In general the sales process can take 30-40 days to close and the buyers usually have only made 1 trip to see the condo.
As part of the closing process I perform the final walk-through for my out of state buyers on the day prior to closing. The final walk-through is not an inspection, that should have been done very quickly after going under contract. The walk-through is to make certain the unit is in the same condition as when the buyer signed the contract, that all furnishings that convey are in the unit and that there is no damage to the unit from renters who may have visited while the unit was under contract. I always take pictures during the walk through but often face-time as well for buyers wanting to see for themselves one more time before closing. This process is one more precaution that ensures all parties are on the same page at closing.
If you are an out of state buyer, always remember to ask questions. This is a long term investment. Your realtor should help you through this process.
